We are today (more and more|more} at risk from various strains of the flu virus. initially we had alarms over the bird flu virus, and recently swine flu has become the major worry. Swine flu is of more concern than bird flu was. It was feared that bird flu could mutate into a form that could infect humans, but for a handful of cases, this did not materialize. Swine flu is a larger concern, the swine flu virus has the ability to pass between humans making it a dangerous threat.

Swine flu, or to be more correct influenza A (H1N1), is a respiratory disease that infects pigs and is caused by a flu virus. Outbreaks of swine flu in pigs is is common and is rarely fatal. In the past, swine flu has not normally infected humans, although it can happen occasionally.

Swine flu is extremely dangerous as it is a new strain of the flu virus. The problem is no one has been in contact with this particular type of flu before, therefore no one has built up any immunity to this type of flu. It is our immunity that stops diseases from becoming life threatening, with no inbuilt immunity to this strain of the virus we are at the mercy of the virus. Everyone is vulnerable, this includes healthy adults and teenagers as well as young children and the elderly.

The real concern is what will happen when winter arrives. It is then when the virus may quickly spread causing a flu pandemic with the potential for over half of the population becoming infected.

The symptoms of swine flu are very similar to the symptoms of ordinary flu. These include a sudden,sudden onset of fever, cough or a shortness of breath. Other symptoms can include headache, sore throat, aching muscles, chills, sneezing, a runny nose, appetite loss and tiredness.

Precautions to take First, anyone with cold or flu symptoms should to take a few easy, but most important precautions. The virus is passed between humans by the droplets from the mouth and nose when someone coughs or sneezes. This is the way viruses such as swine flu are passed from person to person. Covering your face with your hands when you cough or sneeze isn’t enough. The virus simply sit on your hands, then everything you handle afterwards becomes contaminated. The vaccination against the usual seasonal flu isn’t effective against swine flu. Even when the type of flu causing swine flu is identified, it will take many months to produce. By which time, it may well have mutated into a different strain.

The only effective precaution against swine flu is Tamiflu. Tamiflu is not guaranteed to stop flu, but when someone has been exposed to another individual who has the swine flu virus, Tamiflu can help to stop the virus making a person ill. If Tamiflu is taken within 2 days of contracting the flu virus, Tamiflu can help stop the virus spreading throughout the body, reducing the symptoms and risk associated. Governments worldwide are stockpiling Tamiflu, but these supplies will be used to treat key workers and individuals before the general population.

You can buy Tamiflu online, so if the situation occurs you can treat yourself and your family as much as possible. Although it cannot be emphasized enough, Tamiflu has to be taken as soon as possible to be effective, delays in treating the flu virus will reduce the effectiveness of Tamiflu. If you are at a higher risk because of your situation, such as For example living in a busy city with a large population or for example working in a busy open plan office, then it may be prudent to buy Tamiflu before the winter flu season begins. Commercial Mortgages for UK Businesses

A commercial mortgage is similar to a residential mortgage in that funds can be borrowed over a long period of time, usually a maximum of 30 years, secured by a first charge on the property being bought.

In taking first charge, the lender is first in the queue to recover any debt if the property ever needs to be sold. This could happen because the mortgagee wishes to move on and sells, or perhaps has defaulted on the repayments causing the lender to foreclose.

If a first charge business mortgage already exists, it is common for different lenders to advance funds secured by way of a second charge which puts that lender as second in the ’security queue’.

Unlike residential mortgages, almost all commercial mortgages are variable rate loans which vary in line with the Base Rate set by the Bank of England’s Monetary Policy Committee. So, if a lender offers terms which include an interest rate of say ‘2% over base’ then a base rate of 4.5% would result in an interest rate of 6.5% being applied to the loan.

Some lenders will link their interest rates to LIBOR, which is the London Inter Bank Offered Rate. LIBOR is published daily in the Financial Times and can be found on a variety of other financial websites.

Commercial Mortgages can be secured against most types of freehold or long leasehold properties, such as retail stores, pubs, care homes, restaurants, offices, industrial factory units and more. Applying for a commercial mortgage is very much like that of a residential mortgage except that the maximum that can be borrowed is 60% of the assessed Market Value, although one or two lenders will advancelend up to 75% depending upon the proposal.

These percentages are known as the Loan-to-Value ratio, or LTV. A lower LTV means that the risk to the lender is reduced. The higher the LTV, the greater the risk to the lender and it is likely that a higher interest rate would be charged.

Lenders will not usually advance above 75% LTV to ensure that there would be enough security in the case of a forced sale, perhaps through auction when it is expected that property will sell at a discounted rate. When looking for a commercial mortgage it is advisable to shop around for the best deals and to use a specialist commercial finance broker who will possess the necessary specialist knowledge to advise you accordingly.

2. Don’t stand still when you’re watching TV or on the phone. When you do watch TV, or even when you’re talking on the phone, pace around the room instead of standing still. Walking is a great way to get the blood flowing, which is good for mental clarity, so you’ll get more out of the conversation or whatever you’re watching anyway.

3. Park further away from the entrance to the store, and take the stairs. Instead of parking at the closest spot available in the parking lot, park at the edge of the lot. That way you have to do a bit of walking to get inside. When you are inside, don’t take the elevator — take the stairs instead. That way you’re still accomplishing what you need to do and getting some exercise at the same time.

Yes, the trick with exercising is definitely to make it feel less like exercise. You can accomplish this by blending the exercise in with other activities that you enjoy or need to do anyway.
